@ Hancock Estates

Let’s set the scene. It’s winter 12-hrs after a fairly significant snow event. Excitedly, you’re heading straight to the slopes to pound the fresh powder with your newly waxed skis. The large, well lit sign for the lodge welcomes you after the bend in the road. “Hancock Estates”. You flick your blinker to the right and ease your car into the driveway. A massive rock formation splits the drive as you head around to the right. The sprawling, 3 story wood & stone building presents itself- your excitement level goes through the roof.

So it’s kinda like this only “Hancock Estates” is the new, 88-unit apartment community offered by Chestnut Hill Realty- a Brookline-based property management company who has made some tremendous moves in the past 10 years. Oh, and we used the ski lodge analogy because picture a ski lodge and that’s what the building looks like.

The front doors of the building pour you into the lobby where you’re surrounded by common use areas divided into several different yet quite handy spaces. To the left you’ll find a meeting room with large conference table and a tech-area/workspace furnished with desks, computers and a printer. To the right is the waiting/sitting lobby area along with another small, glass walled and more intimate conference room. Look ahead and smile at the friendly concierge- he’s been watching you this whole time. Don’t be rude- say “hi.”

At the rear of the main floor is the cafe area which is furnished with tables, full kitchen, fireplace, tv’s and coffee/fresh fruit. There’s a balcony off the room which showcases the expansive view of the rear of the property. Densely wooded, a brook running through and local wildlife. Birdhouses are installed around the property for you birdwatchers. It’s very peaceful here- hard to believe you’re in the middle of Chestnut Hill.

Downstairs accessible from the cafe is the large and well-outfitted fitness room which features state-of-the-art equipment along with a mounted TV with on-demand classes. The community also offers an on-site trainer once weekly, free to the residents. Here, you’ll also find direct access to the outdoor amenities and very spacious patio area. Bocce court, putting green, raised garden beds, outdoor kitchen with two gas grills, children’s playground equipment and fenced-in dog park. Yeah, it’s all there. Really impressive.

Hancock Estate also features a 16-seat movie theater where residents can kick back and enjoy their favorite flicks. The area also hosts resident event and also has large closet with board games for the tenant’s use.

The units are offered in a few different styles. The front of the building have the dark granite with light wood cabinet color and a light quartz countertop coupled with light upper and mid-tone wood grain lower cabs. The kitchens have two different varieties- one with the standard style GE appliances and the deluxe units with upgraded GE Cafe appliances.

We toured two units both Deluxe models- an oversized 1bd/1.5ba “Berkeley” layout and an extremely spacious 2+bd/2.5ba “Arlington” layout. The 1bd “Berkeley” unit offered extremely spacious layout with a massive peninsula in the kitchen offering seating for 6 AND storage underneath on both sides of the cabs. 10 ft + ceilings throughout, hardwood floors and double vanity in the master bath. Gas cooking is in the building as well for all you who can’t cook on an electric cooktop for some reason. (You know who you are- QUIT BLAMING THE COOK TOP AND GET SOME SKILLS ALREADY).

The “Arlington” layouts are far and few between and are quickly snatched up once they come on the market. And there’s a good reason for it. We tour a lot of units and a lot of properties and it’s not super easy to impress us these days. Well, these units did it. The sheer size of them is enough to elicit a shocking reaction (these suckers measure in at 1,674 sq.ft!). A textured, dividing wall with double sided gas fireplace is cleverly installed in the living room to give some delineation to the living/dining spaces. Master suite is smartly situated off the front hallway and away from the rest of the unit giving that space a lot of privacy. It offers 2 large closets, spacious bathroom with double vanity and pocket doors to the bedroom.

Now we chat about the unique features of the units. You know, the cool stuff that you might not miss if they weren’t there but once you have them, you’re not going to be able to stop talking about them. Things like the multi-function light switches. In the front of each unit will be a switch with a “Welcome” button which will turn on all the lights in the unit and also open the shades (yes, the shades are electronically operated as well). And the opposite is available as well in the form of the “All Off” button on the same switch. The lights in the closets (which in and of itself is nice) are motion detected and turn on when you open the doors. The flooring. These are REAL HARDWOOD FLOORS, folks. Yes, like the ones you find all over Boston in those beautiful, timeless brownstones. The GE Cafe appliances- well, they’re “cafe” for a reason and one of those reasons is that you have a BUILT-IN KEURIG right in your fridge. Yes, your fridge doubles as your coffee maker.

 

The building and management does a good job of caring for its residents. If all those things we already mentioned doesn’t prove that, let me tell you that the management company offers a shuttle throughout the week during peak hours with transportation to Reservoir Station on the D Line/Green T. The shuttle also runs on the weekends to various shopping and dining destinations around the area (Legacy Place in Dedham on Saturdays and Chestnut Hill shopping center on Sunday).  

The community also offers garage parking and two sizes of storage along with free guest parking. A “Package Concierge” is on site for your deliveries!

There are only 88 units in the community and with amenities and services like these, it’s no surprise they’re over 80% leased at the time of our tour. Hancock Estates offers 1bds (starting at $3450), 2bds (starting at $4,275) and 2bd+den (starting at $6,405) layouts. Parking is an additional $200/mo. and pets are welcome with a small rent adjustment.
